Comparative Market Analysis (CMA):

The competitive market analysis (CMA) is a great tool to determine the market value of a home. The following pricing techniques work with a sold basis of evidence to demonstrate value.

  1. Select properties that are closed sales, expired sales, active homes on the market and pending sales.
  2. Choose homes that are very similar in:
    1. Location
    2. Size
    3. Amenities
    4. Style

  3. Choose the most recent sales available
  4. Look at other homes in the area that sold for more to differentiate that home from the subject property.
